Creating A Property File

 

The most thoughtful thing you can do for the new owner of your home is to create a property file / folder.

 

This is made up of useful information, hints & tips that will help them settle in.

 

 Some suggestions on what to include:

 

  • Council Approvals & certificates

  • Floor plans for the property

  • Diagrams showing where water and power runs in the yard

  • Termite control – next spray due, and who to use

  • Warranty Documents for appliances installed (oven, hotplate, dishwasher, air-con)

  • Interior and exterior paint colours (It is always nice to leave left over paints)

  • Instructions on how to use the water tank pump

  • Instructions on how to use the pool pump

  • Who services the pool?

  • Who services the grey water & septic system?

  • On what days is the mail delivered

  • On what day is bin day (standard waste & recycling)

  • Neighbours names – who is who?

  • Recommendations on places to eat – takeaway etc

  • Forwarding address for you (in case mail goes astray)

 

You may also like to organise an afternoon to meet with your buyer. At this meeting, you might like to show how certain things work, and even discuss certain plants, pots you might like to leave for them.
